Five problems account for the majority of our Los Feliz service calls. • Hillside Pressure Regulation Failures: Homes in The Oaks, Los Feliz Estates, and Laughlin Park sit at elevations where LADWP water pressure can exceed the 80 PSI safe maximum for residential fixtures. The result is blown washing machine hoses, split angle stops, cracked toilet fill valves, and pinhole leaks in copper. We test inlet pressure, install or replace pressure regulators, and add code-required thermal expansion tanks.
• Water Heater Scale from LADWP Hard Water: LADWP supplies Los Feliz from a blend of Owens Valley aqueduct water and Metropolitan Water District imports. The mineral content is high enough to scale tank water heaters within 5 to 7 years if not flushed annually. Larger Los Feliz homes with multi-zone hot water demand often see accelerated scale buildup on tankless heat exchangers too. We flush water heaters annually, install whole-home softeners, and descale tankless units on a maintenance schedule.
